Buying a Condo in Pattaya — How to Choose One You Won't Regret

The best condo in Pattaya is rarely the cheapest one. It comes down to four things: a location you can actually walk to the beach from, a building that is well maintained, common-area fees you can carry for years, and a unit someone else would want to rent. Get all four and the condo works as both a holiday home and a resellable asset. Miss one and you end up with an empty unit that is hard to sell.

Which part of Pattaya suits you

Pattaya is not one place. The zones are different enough that choosing wrong means not enjoying living there at all:

  • Jomtien — a long, cleaner beach with a genuine residential feel. Families and long-stay foreign residents. Quieter, but restaurants, night markets and malls are a short drive away. Best fit if you plan to live there yourself and rent it monthly.
  • Central Pattaya — closest to malls, hospitals and transport. Highest price per square metre. Suits commuters and short-term rentals.
  • South Pattaya / Walking Street — dense nightlife, busy all night. Strong short-term rental demand, but noisy with high tenant turnover.
  • North Pattaya / Naklua — local neighbourhood feel and cheaper seafood. More affordable, but further from the main attractions.

Eight questions to ask before paying a reservation fee

Ask all of these on the day you view the unit, not after transfer:

  • Real walking distance to the beach — in minutes on foot, not kilometres on a map. Walk it yourself, in daylight.
  • Common-area fee per sqm per month — multiply by the unit size and by twelve, then ask if you can carry that in a year when the unit sits empty.
  • Sinking fund and the state of the juristic person — ask for the accounts and AGM minutes. A building with a depleted fund is a building that will levy extra charges later.
  • How much foreign quota is left — critical if you are a foreign buyer, or if you may resell to one.
  • Orientation and afternoon sun — west-facing units have the best sea view and the highest air-conditioning bill.
  • Are pets actually allowed — written into the building's regulations, not just "the agent said yes".
  • Parking ratio — spaces as a percentage of total units.
  • Real rental history in the building — actual achieved rents, not brochure figures.

Buying to live in versus buying to rent out

If you are buying to live in, choose for comfort first — size, orientation, view, quiet, and how far you are from a hospital and a supermarket. You will live with that choice daily.

If you are buying to rent out, choose what tenants search for — a size that keeps the rent affordable, fully furnished and move-in ready, a building with a pool and gym, and above all a feature that is scarce in the market, such as allowing pets. Scarcity is what lets you set a rent above the local average with less competition.
