Calculating a yield you can trust
Start from income, then subtract line by line:
- Annual income = monthly rent × the number of months actually tenanted. Assume nine or ten in year one, not twelve.
- Less common-area fees, which you still pay when the unit is empty.
- Less maintenance and replacement — air conditioning, appliances, furniture wear. Budget for it every year.
- Less agency commission — commonly around one month's rent per tenancy.
- Less tax — rental income is assessable income.
- Net yield = what remains ÷ (purchase price + transfer costs + furnishing) × 100.
Daily versus monthly letting
Daily letting produces a higher nightly rate but carries real hidden costs: cleaning between every stay, platform commission, your own time, and legal exposure — renting condominium units on a daily basis without a hotel licence is restricted under Thai law, and many juristic persons prohibit it in the building regulations.
Monthly or annual letting earns less per month but is steady, cheap to manage and legally straightforward. It fits Pattaya well, where there is a large base of long-stay foreign residents and people working in the EEC area.

- Fully furnished and move-in ready — foreign tenants rarely buy their own furniture.

- Fast internet and good mobile signal indoors — decisive for remote workers.
- Pets allowed — tenants with pets struggle to find housing, so these units sit empty far less and support higher rents.

Jomtien has a long beach and a residential character rather than a nightlife one, which attracts tenants who stay — families, retirees from abroad, and people working locally. Long-stay tenants move less often, so vacancy runs lower than with short-stay tourists.
