- Outstanding common-area fees — a resale unit in arrears cannot be transferred until they are cleared. Ask for the debt-free certificate before paying a deposit.
- The building's sinking fund — if it is nearly exhausted, co-owners will be levied for major repairs.
- Age and condition of building systems — lifts, water pumps and electrical systems have a service life. A building due for replacement means a large bill ahead.
- Furnishing budget — a bare unit is cheaper, but the fit-out cost belongs in your real total.
- Vacancy across the building — a building with many empty units is harder to let and harder to resell.
New build or resale — which is genuinely cheaper
Resale units usually show a lower price per square metre and let you inspect both the unit and the shared areas as they really are. In exchange you carry more of the due diligence yourself and may face a refurbishment bill.
A new unit from the developer comes with clean paperwork and no inherited debt, warranty cover on the works as specified by the project, and often an instalment plan before transfer — which lowers the cash you need up front.
The blunt advice: with a limited budget, look at the smallest unit in a good location before a large unit in a secondary one. You can change unit size later in life. You cannot change the location.
